FP3 is a very attractive project. First
of all, it's superbly located, right
over the Congress Street bridge from the
Greenway, the Financial District, the
Waterfront, and the Leather District.
Due to the high volume of new
inhabitants in all the recently
constructed condominium buildings in
this area, lots of new amenities are
coming in (including three restaurants
by Barbara Lynch, who will be moving her
No. 9 Park here).
Plus, FP3 is the first of several new
condo buildings being constructed in the
Seaport District, with all of it's
current amenities (restaurants, the new
ICA, hotels, etc.). Plus within the next
few years, there's going to be tons of
new mixed-use development (Fan Pier,
Waterside Place)
The Architect/Designer for FP3 was Hacin
+ Associates. They're a known commodity
in Boston, having done Laconia Lofts,
the Wareham Street lofts, and others.
The project consists of three old
warehouse buildings completely gutted
and redone. There is also a copper and
glass infill connector as well as a
brand new three story penthouse
structure.
FP3 prices are set within the parameters
established by previous projects, and
the condo fees are in the 60-65 cents
per square foot range, which is very
reasonable for a building with these
amenities (particularly elevators and
concierge services)
