#BostonRealEstate #BostonCondosIt continues to be a good time for sellers in the Boston real estate market. Lowinventory causesnew available properties to become absorbed very quickly, andBoston's South End neighborhood in particular has one of the highest absorption rates in the city.Thesupply measurement known as an absorption rate tells us how many months supply of properties there are. It does this by comparing the number of properties that have gone under agreement in a given time frame with the number on the market at the end of that period.A balanced market one that is fair to buyers and sellers would have a threemonth supply of homes.Boston's South End currently has just under a one month supply of available condos and homes. You can see from the chart above (whose left side numbers indicate number of months), that for most of 2015 the South End inventory has been less than a month and a half supply. Here's my South End real estate market report.Back Bay started 2015 with a four and a half month supply, which dipped below the month and a half mark mid-year and zigzagged its way back up to a three month supply by the end of the year. Here's myBack Bay real estate market report.Beacon Hill began 2015 with less than a month and a half supply, and after ayear of multiple spikes and dips ended with a three month supply.
