Boston's Seaport Square Puts More on the Table Before Vote

Seaport Square BostonThe 10 unbuilt blocks of Seaport Square are about to undergo a newly sweetened vote by the Boston Planning and Development Agency (BPDA), according to a Boston Globe report. The developer, WS Development, has recently pledged a $7.5 million endowment to operate the project's theaters and another $3 million toward rebuilding the Northern Avenue Bridge and upkeep for Fort Point Channel's Martin's Park.In addition, WS Development has committed to investing in improving streets and public transportation in the area.

Seaport Square is an extraordinary project that will transform the entire South Boston Waterfront, said WS senior vice president Yanni Tsipis. With this great opportunity comes a responsibility to make major investments in the performing arts, public infrastructure, and parks.

South Boston Real Estate: More Condos Coming to West Broadway

South Boston redevelopmentA proposal for a 65-condo building was approved for South Boston this month by the Boston Planning and Development Agency (BPDA). The project at 87-93 Broadway would include a landscaped green roof and ground floor retail within its 98,000 square feet of space.A commitment of $50,000 from the developer, Broadway & A St. LLC, will go toward community benefits, while an additional $25,000 commitment will help fund a new Hubway Station near the site.The mix of planned condos calls for 55 2-bedroom units and ten 1-bedroom units. Penthouse units will have private roof decks. Boston Announces Strategic Partnership for Waterfront Park Development

Boston waterfront parkEarlier today, Boston Mayor Marty Walsh announced plans for a new green space along Boston's waterfront in strategic partnership with the Trustees of the Reservations. The space, according to a Boston Globe article, would link Fort Point, Chinatown, and South Boston, as well as some islands, marshes and footbridges.The Trustees of the Reservations have 126 years of land management under their belts.Walsh spoke about the plan at today's Boston Chamber of Commerce meeting, saying:

They will be a new jewel in our park system, accessible by public transit in a Boston for everyone.

But there's apparently more benefit than just being a new jewel for public use. Boston Development Process Will Include Broadband Readiness

Boston redevelopmentMeasuring tech-forwardness in Boston building design will soon become part of the review process for newprojects and development areas. The City of Boston is the first city to work with WiredScore to integrate principles of broadband ready building design into the real estate development process, according to a Boston Planning & Development Agency (BPDA)press release.Mayor Marty Walsh recently announced a plan to see that new developments are working to serve residential and business broadband needs.

"In order for Boston to be an innovative and equitable city for all, we must ensure that all of our residents and businesses have access to reliable, fast, and, affordable broadband service," said Mayor Walsh. "I am proud of our nation-leading work with WiredScore, which will lead to further success in creating a city committed to advancing broadband and digital equity goals."

WiredScore has created the first international rating system allowing businesses to easily locate best-in-class office space buildings.

The City of Boston will incorporate aBroadband Ready Building Questionnaire into the review process in order to furtherits goal of connectivity forresidents, institutions, and businesses. The questionnaire allows to BPDA to provide industry best practices and language to developers.

Boston Seaport redevelopmentWS Development, the developer for an upcoming Boston Seaport office building, claims uniqueness as their point of differentiation. They say that "great places are one-offs, unique in their design, merchandizing, and operations."According to a Bisnow article, WS Development really stepped up to the plate after acomplaint at aState of the Seaport event about uninspiring architecture in the Seaport. Urban Design: How it Happens in Boston

The Boston Planning & Development Agency (BPDA) defines urban design as "the art and science of shaping a city's public realm, collectively comprised of public spaces, the activities that occur within them, and the buildings that frame them."An Urban Design Departmentplays a key role within the BPDA. That department's staff is charged with making sure Boston's historic character remains intact in conjunction with contemporary development.The group uses design principles and visual aids to inform development planning studies about the appropriateness of various heights, densities, and characteristics.The design review process looks at projects large and small, and also takes into consideration how the public in particular, pedestrians can interact with related open spaces, streets, and anything else at ground level.The BPDA also has a full time model builder who keeps the wooden city model (shown here) up to date. Charlestown Navy Yard Inspires Plenty of Development Ideas

Charlestown Navy Yard redevelopmentThe Charlestown Navy Yard waterfront has recently been the subject of some imaginative development ideas, according to the Boston Herald.Ideas ranging from an outdoor theater, a climbing wall, floating plant installations, an outdoor gym, a maritime research center, and more have been suggested as ways to activate the waterfront.Suggestions camefrom a local installation artist, BOS Urban Architecture, Boston Harbor Now, Context LLC, DC Beane and Associates Construction, the Navy Yard Community Association, and Sea Boston. Context LLC's proposal included condos and a light tower onPier 5.The Charlestown Marina had some thoughts on the matter, too:

"Owners of the Charlestown Marina envision year-round tented event space, a community/club pool, and open space and park areas on Pier 5. They would add floating docks along the dry docks edges to primarily serve historic and commercial vessels."

Boston Redevelopment: Potential for Iconic Parkland Along Boston Harbor

 

Several of the nation's leading landscape architects have been hired by the Trustees of the Reservations to design a "jaw-dropping" Boston Harbor area park, according to a Boston Globe article.This would be the Trustees first major property in Boston; until recently it has focused primarily on other areas of Massachusetts. Five potential locations have been selected for consideration.The Trustees of the Reservations has a long history of owning and managing beaches, parklands, and forests in other MA towns, but Trustees' chief executive Barbara Erickson sees a real need in Boston:

Were a great land owner and land manager, but what we lacked is really jaw-dropping landscapes that are publicly accessible in Boston, Erickson said. And we realize the Seaport was lacking some iconic spaces.

The Citgo Sign: A Beloved Boston Icon's Rental Dispute

Photo: Keith Bedford, Boston Globe StaffA somewhat peculiar Boston icon the neon Citgo sign in Kenmore Square is at the center of a rental stalemate, according to the Boston Globe.A request to make the sign an official city landmark is being reviewed by theBoston Landmarks Commission.In the meantime, the rooftop of the building that the sign sits on was purchased last fall by developers Related Beal. The owners of the sign,Citgo Petroleum Corp., have been renting the space at below market rate for several years, but Related Beal is ready tocharge more. So far they have not come to an agreement on what is fair.Related Beal has had the space appraised to determinemarket rate:

We are in active good-faith negotiations with Citgo and have offered them a long-term lease at significant discount to market as determined by an independent third-party appraisal, Related said.

Boston Redevelopment: Seaport Space Sold to Related Beal

Boston redevelopment#BostonRealEstate #BostonRedevelopmentA large section of the Bronstein Building at 27 Drydock Avenue has been sold to developer Related Beal, according to the Boston Globe. The property closed for $146.5 million.The hometo the Boston Design Center, Dana-Farber Cancer Institute, Emulate Inc., and Ginkgo Bioworks, it will soon become Reebok's world headquarters as well.As the name Drydock wouldimply, the address is a waterfront property. It is locatedon the fringes of the Seaport district.
