Boston Condos: Back Bay Apartment Building Begins Condo Conversion

401 Beacon StreetJust oneday after an apartment building at 401 Beacon Street sold, its conversion to a six-condo building began, according to Curbed Boston.The conversion of the six-story building began October 21.Located in theBack Bay at the corner of Gloucester Street, 401 Beacon Street previously contained eight apartments.BackBayHouses.org has background on the building's history:

"401 Beacon was designed by Eisenberg and Feer, architects, and built in 1927 as a five-unit apartment house, for William I. Schell, trustee of the Schell Realty Trust. He is shown as the owner on the original building permit, dated April 21, 1927....William Schell had acquired the property on April 15, 1927. That same month, he applied for (and subsequently received) permission to raze the existing townhouse.On February 1, 1933, the Institution for Savings in Roxbury and its Vicinity foreclosed on its mortgage to William Schell and took possession of 401 Beacon..."

The property taxes you pay go toward things like transportation, education, parks, libraries, emergency services such as snow removal, and more.January 1 isthe property tax assessment date for each fiscal year.Appraisals are done for a different purpose. Lenders require an appraisal as an educated indication ofwhat a home is worth on the current market.Alender depends on the appraisal for information about the level of risk involved in either financing or refinancing a home loan.
