Real Estate News: Three Boston projects to keep your eye on

As any great, flourishing city, Boston is constantly expanding and improving. However, lately our humble, waterfront city has been experiencing growth at an unprecedented rate. Here are the three biggest, most magnificent and transformative construction projects currently underway.

    1. The Four SeasonsLocated at One Dalton Street, this brand new 61-story Four Seasons tower is to include a world-class restaurant on the 50th floor, Bostons longest indoor pool, three 8,000 square-foot penthouses and 180 luxury condosmany of which have already been sold off well before the buildings completion. The 360 degree views, high ceilings, and marbled bathrooms in these one-of-a-kind penthouses may just land Boston a coveted $20 million condo sale.
        1. The Hub at CausewayDevelopers broke ground in January on this massive, 1.5 million square-foot renovation to the area nearby TD Garden. Plans for the renovation alot 10,000 square-feet for a new outdoor space in front of The Gardens entrance, as well as 64,000 square-feet of indoor space for the arena, 60,00 square-feet for a Star Market, another 60,000 square-feet for the Northeasts first Arclight Cinema movie theater, and a whopping 175,000 square-feet of new office space. The second phase to start later will include a 440-unit, 38-story apartment tower and a 10-story hotel with 260 rooms.

012.0

          1. The Millennium TowerUndisputably one of the most desirable luxury towers in Boston, the widely talked about skyscraper, Millennium Tower, clocks in at 685 feet as the tallest residential building in downtown Boston. The shimmering glass sculpture in the sky offers a private dining service run by James Beard Award winning chef Michael Mina, a grand, $37 million penthouse, and countless other five-star services such as a valet, doorman, and concierge. The project in total includes 442 ultra-luxury condominiums.

The Boston Red Sox and the Real Estate Market

Boston Red Sox and Boston Real Estate

Do local pro-sports teams such as the Boston Red Sox have an effect on the local real estate market?U.S. News recently looked into this phenomena and found that such flourishing and successful relationships between sports and suburbs are few and far between. In a survey of 2,000 people across America, only 17.8 percent of respondents rated professional sports of significant importance to them in their hometown. And yet, Bostons Fenway neighborhood has home values that are 66.3 percent higher than the metro average.A local leasing manager who interviewed for the piece, attributes this above-average proliferation to the unique energy the stadium brings to its surrounding neighborhood. It adds an element of excitement because theres more foot traffica lot more people. During that time of year theres a lot more action going onThe people that go to live there expect that, he said. The Boston Red Sox' Fenway Park opened in 1912104 years agoand remains the greatest, most culturally rich stadium of all time. It blessed the Red Sox with a 7-6 win over the Yankees for its very first game, and has seen incredible magic happen within its stands ever since. In the last few years the Fenway-Kenmore neighborhood has seen an incredible revitalization in the form of both booming commercial and residential development. In 2015, The New York Times took notice of these changes and wrote up an in-depth report on the area, citing developments such asCity Target, Fenway Triangle Trilogy, and the upcoming renovation of Landmark Center to come this year.Jonathan Greely, director of development and review for the Boston Redevelopment Authority, has been closely involved with the latest renovations to the neighborhood. He believes it is truly an 18 hours a day, 365 days a year placeand if someone says theyre going to the Fenway, it doesnt mean theyre going to the Red Sox necessarily.

Boston's Seaport District Rolls Along

In Boston's Seaport District, all of the incredible, upward trends are still increasing at a rapid pace. Shopping areas continue to expand as unique, speciality stores keep popping up, such as Birch & Willow Studio and Louis Boston, and there is more to do than ever withBoston Harbor cruises or waterside brewery excursions at your fingertips. In additional, there are even bigger changes to come in the form of an $800 million development to Seaport Square in the near future which was just approved a few months ago, along with General Electric, a top Fortune 500 company, planning to move in. While Boston magazine thinks the area is about to become a wellness capital, and The Globe suggests that its just starting to find its soul, we at Gibson Sothebys International Realty see a remarkable opportunity to stake out a front-row seat, as all eyes are on what is about to be Bostons main event: the surge to the Seaport.Boston's Seaport: 35 Channel CenterIn reference to the crown of shining, for your review, Seaport gold: 35 Channel Center St.As Fortune 500 companies continue to establish themselves in Bostons Seaport District, this is a rare opportunity to own a one of a kind property in the heart of it all.35 Channel Center is a modern, industrial, brick and beam loft, with huge, white windows and a 1,100 square-foot rooftop top terrace.
