M1M2 condos BostonIn Spring 2016, Cottonwood Management Group's proposal for a mixed-use residential project atSeaport Boulevardand Pier Four Boulevard wasapproved by the Boston Planning and Development Agency. Thedevelopment, now in pre-construction stages, is the first major Seaport District project for Cottonwood. Architects for the residential component are CBT Architects, recipient of four awards this year from theInternational Interior Design Associations New England Chapter. Among those awards, CBT Architects wasthe recipient of the first annual IIDA New England Legacy Award, which recognizes firms with a long history of interior design excellence.Cottonwood has begun pre-construction on the two residential buildings, according to Curbed Boston, at the3.5 acre Seaport Square site. Condo Development Approved for South Boston Waterfront

150 Seaport BostonIn South Boston Waterfront real estate news, it looks like the Atlantic Beer Garden and Whiskey Priest restaurants will be replaced by a 22-story, 124-unit condo building.The mixed-use condominium development, proposed last December,was approved this month by the Boston Redevelopment Authority. Designed by Elkus Manfredi, the glass building has a curvy exterior reminiscent of billowing sails.The proposal includes plans for open space and landscaping:

The Project will include a new Harborwalk on the north side of the Project site, which will extend out from the existing waterfront perimeter. This, along with additional Harborwalk that the developer is constructing adjacent...will complete the Harborwalk between Pier 4 and Commonwealth Pier, thereby allowing an uninterrupted Harborwalk along this entire stretch of waterfront.

In addition to residential use, the current plan allotsfor a 4,000 square foot garage and 10,700 square feet of retail/restaurant/entertainment space.The restaurants currently on the site are owned by The Cronin Group, who is proposing the condo building. The Cronin Group plans to partner with the South Boston Neighborhood Development Corporation to fund creation of 46 affordable senior housing units at a residential project under construction at Pier 4.See the project proposal here.The developer currently leases 3,000 square feet of sidewalk from the City of Boston for outdoor seating at his current restaurant.
