Boston Real Estate: 10 Tallest Buildings on the Horizon

Boston RedevelopmentCan you picturewhat Boston's skyline might look like in few more years?To visualize it, it wouldbe helpful to have a map diagram and a list of the projected tallest buildings.The good folks at Curbed Boston have put together just that. Their "Boston's 10 Tallest Buildings by 2020" illustrates what we can probably expect when current and proposed construction is completed.Not surprisingly, the 52 story Prudential Center Tower will stay on that list. The 1964 construction tower will still be prominent on Boston's skyline, but two buildings will likely be taller than it four years from now. We have about a 37% increase in inventory over last year at this time, although it is still low, historically speaking. Median prices are continuing to climb.Once again, a little less competition to purchase, but still a really good time to be a seller.My listings have sold for an average 103.5% of asking in 8 days average/4 days median in the last 12 months. Boston Redevelopment: Yet Another Residential Proposal for South End

South End Boston redevelopment #BostonRedevelopment #SouthEndCondosIn addition to numerous new and in-the-worksresidences in Boston's South End, another 105 condos and 175 rentals have been proposed for this neighborhood.The Boston Globe reports that developer Related Beal has proposed such a project for the site of the Ho Kong Bean Sprout Company and the former Quinzani's Bakery.Related Beal reportedly purchased the approximately one acre site for $28 million in late 2015. The 14-story building proposal includes ground level retail space and underground parking in addition to rental and condominium residences.Readthe entire Boston Globe article.Bostons South End neighborhoodis remarkablefor its charming,tree lined streets that are home to manybeautiful historic brownstone row houses. The neighborhood also features a variety of large and smallgarden parks. In addition to the many renovated modernized luxury brownstones, agreat selection of newer luxury condo buildings has been growing in the South End. The Harrison-Albany corridor, however, has seen the greatestsaturation of proposals in a short period of time. Some of these have been for luxury condos, whilemany have been for apartment buildings.The project that Related Beal is proposing would be next to the new Ink Block residencesof 3 apartment buildings and 2 condo buildings (one of which is still being built). An approximately 600-unit apartment building is under construction across from the former Quinzani site. Directly behind the Quinzani site is the new Troy apartment complex, consisting of a 10 story and a 19 story residential building. A few blocks south at the corner of Harrison and Malden Streets, another 160 apartment units are under construction. A few blocks further down, two apartments buildings with a combined 710 units have been proposed for the block between E. Canton and E. Imagine Boston 2030 Seeks Public Input for Growth Strategy

Imagine Boston 2030#BostonRedevelopment #BostonRealEstateIt was nearly one year ago that the City of Boston looked to engage the public in Imagine Boston 2030, a 2-year process to develop a plan for addressing some of the issues most affected by the city's rapid growth.That meant asking for public input on a variety of issues includingefficient transportation,accessible housing, economic opportunity, arts and culture, education, health, recreational spaces, and more.By 2030, Boston will have at least 709,000 residents, according to Imagine Boston 2030. That's an eight percent increase over our current population, and one that will require a minimum of 53,000 more housing units. In early March 2016, the city asked for input on how to welcome new residents and workers while making Boston a more inclusive place for today's residents and workers. Boston Redevelopment: Proposed Back Bay Station Plan Includes Residences

Boston's Back Bay station#BostonRedevelopment #BostonRealEstateBoston's Back Bay train station, bus plaza and 2,000 space garage sits on a huge city block that is being eyed for a remake.A new complex proposed by Boston Properties Inc. would transform the lacklustre Back Bay MBTA station into a modern glass retail hub, according to an article in the Boston Globe.The redevelopment would include improvements to the MBTA station's concourse, bathrooms, waiting areas, and lighting. It has not yet been decided whether the towers, which are slated to be residences, will be condos or apartments.The firm ofPelli Clarke Pelli Architectshas created a designthat includes a 26 story office tower with retail at the base.Boston Properties Inc. sees the project as a reconnection of Back Bay and the South End in an area in which they are divided by a highway:

It should be seamless, to really tie these two communities together, said Bryan Koop, Boston Properties executive vice president.Weve seen what happened when we linked the South End to the Back Bay through the Prudential Center. In some ways theres a more powerful link at Back Bay Station.
