Millennium Partners Chosen for Winthrop Square Plan

Boston Winthrop Square Garage#BostonRedevelopment #BostonRealEstateOf the six prominent real estate developers proposingto redevelop Boston's Winthrop Square Garage, a plan by New York-based developer Millennium Partners hasmade the greatest impression on the Boston Redevelopment Authority (BRA). The BRA is ready to begin negotiating financial terms with Millennium Partners for a tower with condos and office space, according to the Boston Globe.Millennium Partners are the same folks who brought Bostonthe newly completed Millennium Tower luxury condo building in Downtown Crossing, as well as the nearby Millennium Place luxury condo building.In addition to Millennium offering more than anyone else($151 million) for the property, the BRA reportedly also loves the design:

The BRA was also impressed with the buildings architecture, its mix of uses, and its hearty public realm, among other factors, said the agencys director, Brian Golden.We are eager to see this site serve as a hub for arts, culture, housing and innovation, Golden said in a statement.

    Boston Redevelopment: Changes Added to South Station Proposal

    Boston redevelopment #BostonRedevelopment #BostonRealEstateAir rights changes have been proposed for theBostonSouth Station redevelopment project planned by global real estate developer Hines and China-based real estate company Gemdale Corporation, according to BLDUP.com.The Notice of Project Changewasfiled on July 29th with the Boston Redevelopment Authority (BRA). While the plan is still to construct three buildings with a mix of office, hotel, retail, and residential components, amajor changeproposed isadding another 589,000 square feet of residential space and another 140 parking spaces.The first phase of the constructionthe towercould begin in 2017. That phase is expected to be completed in four years. It isn't clear yet whether the residential component will be condos or rental apartments.       Boston Redevelopment: Change of Plans for South End Piano Factory

      46 Wareham Street Boston#BostonRedevelopment #BostonCondosA South End Boston building approved last year for redevelopment as an apartment building will be taking a new turn. The former piano factory at 46 Wareham Street, betweenHarrison Avenue and Albany Street, is instead looking to go condo.The Boston Herald reports that Holland Development discovered the 19th century former warehouse to be in worse shape than originally thought, creating delays inconstruction and increased costs.The original plan involved just partially demolishing the three story building,leaving the front and west facades, and adding on three more stories. A second plan had no apartments, but rather commercial space only. This third plan was submitted July 18 of this year to the Boston Redevelopment Authority (BRA) as a Notice of Project Change.According to the Notice of Project Change, 49% of the building would be used for 18condos.       Boston's Millennium Tower Design Earns High Praise

His latest Boston Globe piece about Boston's Millennium Tower is no exception.Payingclose attention tohow buildings interact with and contribute to street life, Campbell takes note of the tower's visual and physical permeability factor:

      Millies designers are hipped on a concept they call permeability. A permeable building, they say, is one where you can see from the sidewalk deep into the interior. Instead of a display window, you look at actual people indoors, working or shopping or schmoozing. The rule at Millie is that whatever is happening inside, even four or five stories up, must be apparent from the street.

      Construction of the tower, located in Downtown Crossing, is just about finished. As of July 23, fifteen new condo owners had moved in.I was able to visit one of the higher floors during construction, and I can tell you this 685 foot tower has the best possible views of Boston.The building has adramaticexterior as well, evenwhen viewed from somedistance. I say this having just viewed it heading northinto the city as the setting sun was reflected on its westernmost side. The effect is stunning.Millennium Tower's442 luxury condos begin on the 10th floor and go up to the 60th.
