Boston Redevelopment: Updates to Seaport Square Plan Proposed

New changes to WS Development'splan to redevelop and grow Boston's Seaport district have beenproposed to the Boston Planning and Development Agency (BPDA), according to the Boston Business Journal.

The 23 acre development, partially under construction, couldalso get the addition of a public promenade from Summer Street to the Boston Harbor waterfront, a year-round active public piazza, and a Seaport Boulevard pedestrian-friendly median, among other things.

Boston's First Citywide Plan in 50 Years Has a First Draft

Boston citywide planMore than 12,000 Boston residents have shared feedback and their visions of the future with the City of Boston. As a result, Boston's first citywide plan in 50 years now has a first draft.In anopening letter in the draft, Mayor Marty J. Walsh lays out the goals of the plan:

This draft plan identifies major initiatives that will expand opportunity, support a vibrant economy, enhance equality, and prepare for inevitable climate change. It identifies key areas where we can: take action to enhance the vitality of our neighborhoods, encourage mixed-use job centers, provide spaces for new housing and jobs, create sustainable waterfront for future generations, and connect historically underserved neighborhoods to opportunities.

It was in May of 2015 that Mayor Walsh announced Imagine Boston 2030.     Boston Redevelopment: Seaport Space Sold to Related Beal

The property closed for $146.5 million.The hometo the Boston Design Center, Dana-Farber Cancer Institute, Emulate Inc., and Ginkgo Bioworks, it will soon become Reebok's world headquarters as well.As the name Drydock wouldimply, the address is a waterfront property. It is locatedon the fringes of the Seaport district.     Imagine Boston 2030 Takes Far-Reaching View of Development

    Old State House Boston#BostonRedevelopment #BostonRealEstateBoston's new master plan for development is designed with a year 2050 citywide population of 800,000 residents in mind, according to a Boston Globe article."Imagine Boston 2030," as the plan is called, sees new neighborhoods coming to life in the outer reaches of the city over the next decade. Boston Mayor Marty J. Walsh also envisions a more updated way of life for the city:

    If we want to be competitive on a global scale, on a national scale, wed better start investing in infrastructure, he [Walsh] said. Were talking about decades of neglect.

    Imagine Boston addresses a wide range of concerns, includingaffordable housing, rising sea levels, transportation, greenhouse gas emissions, and expandingthe city's Emerald Necklace.Walsh notedthat the last plan, from the 1950s, while no longer applicable for these times, was successful for its time:

    The result of that plan was a thriving city, Walsh said. This citys going to be very different as we move forward from here. We want to make sure as we grow and change, that we grow for everyone.

      Our goal was first to engage and see if we could do anything to encourage them to take positive steps to encourage development, said Golden [BPDA director]. We learned the building was up for sale and they are closing in on finalizing a sale with a purchaser. Our understanding is that right now they have narrowed the field of suitors for the building to two. Selecting one of them is imminent.

      Planting a Winter Garden in Boston City Hall Plaza

A custom ice skating area is included in the plan.Mayor Marty Walsh expressed excitement about the plaza's potential for greater enjoyment:

      This endeavor is the beginning of a joint venture that will help transform the plaza into a year-round destination, inviting the people of Boston to see the plaza come to life in new and exciting ways.

      Millennium Partners Chosen for Winthrop Square Plan

      Boston Winthrop Square Garage#BostonRedevelopment #BostonRealEstateOf the six prominent real estate developers proposingto redevelop Boston's Winthrop Square Garage, a plan by New York-based developer Millennium Partners hasmade the greatest impression on the Boston Redevelopment Authority (BRA). The BRA is ready to begin negotiating financial terms with Millennium Partners for a tower with condos and office space, according to the Boston Globe.Millennium Partners are the same folks who brought Bostonthe newly completed Millennium Tower luxury condo building in Downtown Crossing, as well as the nearby Millennium Place luxury condo building.In addition to Millennium offering more than anyone else($151 million) for the property, the BRA reportedly also loves the design:

      The BRA was also impressed with the buildings architecture, its mix of uses, and its hearty public realm, among other factors, said the agencys director, Brian Golden.We are eager to see this site serve as a hub for arts, culture, housing and innovation, Golden said in a statement.

        Boston Redevelopment: Changes Added to South Station Proposal

        Boston redevelopment #BostonRedevelopment #BostonRealEstateAir rights changes have been proposed for theBostonSouth Station redevelopment project planned by global real estate developer Hines and China-based real estate company Gemdale Corporation, according to BLDUP.com.The Notice of Project Changewasfiled on July 29th with the Boston Redevelopment Authority (BRA). While the plan is still to construct three buildings with a mix of office, hotel, retail, and residential components, amajor changeproposed isadding another 589,000 square feet of residential space and another 140 parking spaces.The first phase of the constructionthe towercould begin in 2017. That phase is expected to be completed in four years. It isn't clear yet whether the residential component will be condos or rental apartments. Millennium Partners has since gone on to creat the new Winthrop Center in Downtown Boston, which features high-touch residential and retail with beutiful amenities.
